Westmoreland Apartment Building 2016 / Portland, OR

The Westmoreland Apartment building is a new three story 8,517 SF complex located on a 5,004 SF Lot. The complex provides 15 studio, one and two bedroom apartment units with enclosed bicyle storage. The building is clad with cedar shake to fit within it's resdiential neighborhood.

Harold Street Apartments 2016 / Portland, OR

Harold Street Apartments is a 14 unit apartment building located on a 6,290 SF lot in the Sellwood-Moreland neighborhood of Portland, Oregon. The building is comprised of five different studio and one bedroom floor plans. It features contemporary finishes, stainless steel appliances, quartz countertops, air conditioning, cable rail decks and bike storage.

Doricourt Apartments 2015 / Portland, OR

The tenant improvement for Doricourt Apartments consisted of removing and disposing of old steam radiators to incorporate electrical systems and cadet heaters in each apartment unit. The scope of work included extensive finish restorations, fire caulking and paint.

Independence Laundromat Tenant Improvement 2015 / Independence, OR

The tenant build out for the Independence Laundromat incorporated a new self serve laundry facility into an existing vacant space that was not previously built out. The tenant improvement included 26 washers, 11 stackable dryers, folding areas, seating areas, office, restroom and mechanical room.

A1 Market Tenant Improvement 2015 / Independence, OR

The fast track tenant build out for A1 Market incorporated a convience store into an existing vacant space that was not previously built out. The tenant improvement included a retail area, 603 SF walk-in cooler, soda counter, restroom, office, kitchen and storage area.

Sherwood High School 2014 / Sherwood, OR

I&E performed interior restoration of water damage to finishes and fixtures throughout Sherwood High School. The scope of work included replacing suspended ceilings and lighting, wall finishes, carpet, cabinets, desks and wall paneling.  This work was completed on an accelerated schedule during school breaks and off hours to accommodate students.

Axiom Electronics 2013 / Beaverton, OR

The tenant improvement project involved converting 73,000 SF of vacant office space on 2 levels to manufacturing and administrative space in the span of 4 months.  We remodeled the upper floor into administrative space for 100+ staff and converted the lower floor to precision manufacturing space by installing new electrical, HVAC, floors, specialty gas distribution and equipment.

Portland Road Crossing 2013 / Salem, OR

Portland Road Crossing is a retail center located in Salem, Oregon in close proximity to Interstate 5. This retail shopping center was developed and built on the site of a decomissioned gas station.  Three flex space buildings can hold up to eight independent tendants. The project was developed in-house from concept to occupancy in 26 months.

Vancouver Office Tenant Improvement 2013 / Vancouver, WA

The 3,500 SF tenant improvement included the renovation of the facade, lobby, reception area, conference rooms and restrooms to be ADA accessible. It also included adding new drywall, electrical and lighting.

Main Place - OBEC Tenant Improvement 2013 / Vancouver, WA

The tenant improvement for OBEC Consulting Engineers, Inc. comprised of renovating 3,361 SF to create a new reception area, private offices, conference room, kitchen and server room. It also include adding new drywall, electrical and lighting.

Residence at Domaine Serene Winery 2013 / Dayton, OR

At Domaine Serene Winery, I&E Construction modified existing framing and installed flashing, waterproof membrane and pedestal pavers over the garage to achieve proper slope for water drainage. In addition, the clay roof was repaired.

The NoSkinny tenant improvement incorporated new store front, signage, floor coverings, stained concrete, drywall and lighting.

The Maytag Laundromat design-build tenant improvement incorporated a new self serve laundry facility into an existing vacant space that was not previously built out.

Jordan Motorz 2012 / Milwaukie, OR

The scope of work for Jordan Motorz included the installation of architectural sheet metal panels and T&G wood siding for cladding. It also included installation of new exterior soffit.

Hush Hush Cafe 2011 / Portland, OR

The restaurant expansion tenant improvement for Hush Hush Cafe incorporated a neighboring retail space into the existing restaruant to create a larger dining area and an ADA bathroom.

Fountain Valley Dental 2010 / Molalla, OR

This ground-up dental office was designed by its owner/occupant.  He started the project with a very specific vision for his new office.  We had the pleasure of making Dr. Borromeo's vision a reality and creating a 6 chair office finished like a comfortable home.
