Restoration of this iconic complex included replacement of the entire building envelope, windows, exterior decks, and portions of the roof.  The project maintained the original look and feel of the complex while updating it to a modern building envelope.

The Westmoreland Apartment building is a new three story 8,517 SF complex located on a 5,004 SF Lot. The complex provides 15 studio, one and two bedroom apartment units with enclosed bicyle storage. The building is clad with cedar shake to fit within it's resdiential neighborhood.

Harold Street Apartments is a 14 unit apartment building located on a 6,290 SF lot in the Sellwood-Moreland neighborhood of Portland, Oregon. The building is comprised of five different studio and one bedroom floor plans. It features contemporary finishes, stainless steel appliances, quartz countertops, air conditioning, cable rail decks and bike storage.

Greens at Millcreek 2015 / Hubbard, OR

The Greens at Millcreek was a turn-key land development project for a local home developer. It included land acquisition, entitlement and site development. The infrastructure development included the installation of the mainline sewer, storm, water and power. It also included street construction of AC paving, curb and gutter, city sidewalks and street lighting.

Windsor Island Estates provides 54 new single family homes ranging from 1,682 to 2,184 SF on 5,000 SF lots. The one and two story homes feature a full fiber cement exterior, siding and trim, combined with stone veneer. The homes also feature fenced and landscaped yards with underground irrigation, granite countertops, custom cabinets and the opportunity for homeowners to customize their finishes.

The North Burrage Residence is a new construction, three story home with 3 bedrooms, 2.5 bathrooms and den on a 2,500 SF lot. This custom home provides high end finishes including walnut floors throughout main level, designer backsplashes in kitchen and bath, granite countertops and stainless steel gas appliances. It also features a cement board siding package, a side access garage and a covered patio.

Halleck 2015 / Portland, OR

Halleck is a high-density urban infill project in the City of Portland. It includes four new homes and one renovated home on lots ranging from 2,500 to 4,500 SF. The two and three story homes are 4 bedroom and 3 baths with a full fiber cement exterior, siding and trim. The homes also feature high end finishes including  quartz counters, full designer back splashes, double vanities, hardwood floors and gas appliances.

Independence Laundromat Tenant Improvement 2015 / Independence, OR

The tenant build out for the Independence Laundromat incorporated a new self serve laundry facility into an existing vacant space that was not previously built out. The tenant improvement included 26 washers, 11 stackable dryers, folding areas, seating areas, office, restroom and mechanical room.

Riverplace Apartment Homes 2015 / Independence, OR

Nineteen buildings were added to 12.02 acres in Independence, Oregon. The buildings provide 204 units, clubhouse, sports court, playground and pool. The site allows residents to have access to future public sports facilities and the Willamette River which are adjacent from the development.

Independence Retail 2015 / Independence, OR

Independence Retail can hold up to two independent tenants and a car wash. The project was developed in-house from concept to occupancy in four months.

A1 Market Tenant Improvement 2015 / Independence, OR

The fast track tenant build out for A1 Market incorporated a convience store into an existing vacant space that was not previously built out. The tenant improvement included a retail area, 603 SF walk-in cooler, soda counter, restroom, office, kitchen and storage area.

River's Edge Hotel and Avalon Condominiums 2015 / Portland, OR

River's Edge Hotel and Avalon Condominiums occupies a unique building which combines several tenants and styles.  The building was originally constructed in 2001 as the Avalon hotel with a 99 room hotel and spa with condominiums on the upper floors.  In 2014 the Singerman group acquired the building and began the process of renovating the business and the building.

Evergreen Highway Remodel 2015 / Vancouver, OR

The Evergreen Highway Remodel required repair to the existing bluestone deck above the living space due to pre-existing dryrot. I&E Construction preformed the removal and replacement of the stone deck assembly including: stucco siding along base of the wall, french door and sill pan installation, bluestone, waterproof membrane, metal flashing, railings and acid washing.

Samaritan Village Senior Living 2015 / Corvallis, OR

This 83 unit senior living complex was constructed in the mid 1950s.  In typical fashion for the time the buildings were well constructed with what are small and cramped bathrooms and kitchens for today.  We are working with Samaritan Village and Cascade Management to update the spaces and improve their usability for residents.

Doricourt Apartments 2015 / Portland, OR

The tenant improvement for Doricourt Apartments consisted of removing and disposing of old steam radiators to incorporate electrical systems and cadet heaters in each apartment unit. The scope of work included extensive finish restorations, fire caulking and paint.

The Halleck residence is a two story home with 3 bedrooms, 2.5 bathrooms and loft on a 3,525 SF lot. Mulino Custom Home 2014 / Mulino, OR

This design-build project of a 3 bedroom and 2.5 bathroom custom home included full site development with the installation of septic and well. The home sits on 6 acres of land and was designed to capture the views of the surrounding forest. It features a full fiber cement exterior, stone veneer, timber trusses, coffered ceilings, quartz countertops, engineered hardwood floors, custom cabinetry, a sauna and a large covered deck.

SW Thomas Street Remodel 2014 / Portland, OR

The wood framed SW Thomas Street residence consisted of the removal and replacement of the exterior stucco assembly due to damage from pre-existing conditions.

Rockaway Shores Condominiums 2014 / Rockaway Beach, OR

Rockaway Shores Condominiums was in need of a complete exterior cladding, deck and roof repairs due preexisting moisture damage. The scope of work for the four story with below grade parking structure included removal and replacement of fiber cement siding, flashing, WRB, sheathing, installation, exhaust vents and trim. In addition the scope of work also included the removal and replacement of the storefront entry assembly, unit decks and roof assembly.

The 12.02 acre mass excavation included pre-development mass contouring, cut-in and rock roadway subgrades, installation of erosion control, installation of all major utilities including water, sewer and storm, and construction of a public roadway.

Seascape Townhomes was in need of exterior envelope, cladding and deck repairs due to pre-existing moisture damage. The scope of work for the 6 buildings consisted of replacing all fiber cement siding, trim and WRB, rebuilding and replacing deck structures and glass rails, and installing waterproofing system and high performance flashing.

Sherwood High School 2014 / Sherwood, OR

I&E performed interior restoration of water damage to finishes and fixtures throughout Sherwood High School. The scope of work included replacing suspended ceilings and lighting, wall finishes, carpet, cabinets, desks and wall paneling.  This work was completed on an accelerated schedule during school breaks and off hours to accommodate students.

The Addison was in need of several types of maintenance in repair work approx 10 years after initial construction.  With a tight site and difficult access the most effective solution was perform several types of work at once.

Vintage Creek Townhomes 2013 / Sherwood, OR

The multifamily defect restoration project involved 71 townhomes which required exterior envelope repairs.  I&E Construction worked with the community manager and the HOA board to successfully restore these homes.

Meridian Village Townhomes 2013 / Beaverton, OR

The townhomes at Meridian Village suffered from siding and building envelope problems due to poor material selection and installation.  Repairs included siding and building envelope replacement, window replacement, dryrot and framing repairs, and partial roof repairs.

Christy Court is a 34 unit rural apartment community in Winston, OR.  The owner wanted to improve the complex with some simple upgrades.  Replacing the sliding glass doors and exterior decks delivered great value in improving this community.

Axiom Electronics 2013 / Beaverton, OR

The tenant improvement project involved converting 73,000 SF of vacant office space on 2 levels to manufacturing and administrative space in the span of 4 months.  We remodeled the upper floor into administrative space for 100+ staff and converted the lower floor to precision manufacturing space by installing new electrical, HVAC, floors, specialty gas distribution and equipment.

Portland Road Crossing 2013 / Salem, OR

Portland Road Crossing is a retail center located in Salem, Oregon in close proximity to Interstate 5. This retail shopping center was developed and built on the site of a decomissioned gas station.  Three flex space buildings can hold up to eight independent tendants. The project was developed in-house from concept to occupancy in 26 months.

This community revitalization project consisted of repairing and refreshing a 9 building apartment complex for Home Forward.  We conducted extensive framing repairs, repalced the building envelope, replaced windows, installed new siding, and repainted the entire property.

Graham Street Lofts required remediation of several original construction defects. This challenging partial repair consisted of reintegrating windows, deck coating replacement and partial replacement of stucco and siding.

The scope of work for Jordan Motorz included the installation of architectural sheet metal panels and T&G wood siding for cladding. It also included installation of new exterior soffit.

Rockwood Station is an early 1990's apartment complex in need of repairs and restoration.  We completed repairs on the first building consisting of exterior envelope replacement, framing repairs, deck replacement and coating, and minor roof repairs.

Grand Mound Wastewater Treatment Improvements 2012 / Grand Mound, WA

Construction of new biofilter sludge tanks with all associated foul-air piping and slide gates. Aeration equipment and blowers were also installed for a complete bio-solid treatment facility.

Water Pollution Control Facility Phase B-2A 2012 / Everett, WA

Modifications to two existing Headworks biofilters and existing biofilter irrigation system. Assembled and balanced new 36" HDPE foul-air piping in existing Headworks structure and applied specialized coatings at fan building.

Martin Way Reclaimed Water Plant Membrane Upgrade 2012 / Lacey, WA

Municipal water system upgrades to the Lacey-Olympia-Tumwater utility system.  Work included modifications, additions and upgrades to the membrane system, sodium hypochlorite chlorination system, aeration basin cell sensor/sampling units, and plant-wide foam control system.

New stormwater system at Barbur Blvd Transit Center.  Work included construction of new "flow-through" stormwater planters, parking lot pole lighting, sidewalks, paving and striping.

The Corrine Heights remodel consisted of targeted removal of exterior stucco and stone veneer assemblies. I&E Construction replaced the stucco assembly with cedar bevel siding and installed new stone veneer.

Clark Creek Road culvert replacement project included installation of new steel arch culvert with cast-in-place concrete footings, stem walls and wingwalls and removal and repair of existing roadway surface including backfilling, grading, paving, and waterline relocation.

Vader-Enchanted Valley Water System 2012 / Chehalis, WA

Water System Improvement Project to include procurement, construction and connection to the existing water system of approximately 7,100 LF of 8-inch PVC water main replacement lines complete with valves, air release valve assembly, fittings and appurtenances; approximately 1,900 LF of 4-inch PE water transmission line complete with valves and fittings; approximately 80 service meter connections; 4 sampling stations; and 13 fire hydrant assemblies.

This extensive remodel updated a 1972 home to a current look and feel.

Mosier Creek Townhomes 2012 / Mosier, OR

This 34 unit townhome and flat development required repairs and remediation in part due to their unique environment.  Mosier, OR sits at the intersection of the Eastern Oregon high desert and the Columbia River Gorge.  Mosier routinely experiences unusually high winds and rain which contribute to building envelope challenges which required repairs.

Well No. 9 Treatment Building 2012 / Port Orchard, WA

The Well No. 9 project consisted of the installation of a VFD motor for an existing submersible well pump, a 20' x 24' CMU treatment building with metal roof, a 35' x 19' x 6' deep in ground concrete clearwell, three vertical turbine pumps, a dehumidifier, heater, exhaust fans, a new generator and concrete pad, new electrical wiring and controls.

Columbia Shores Condominiums 2011 / Vancouver, WA

Columbia Shores is a multifamily defect restoration project. I &E Construction performed a complete restoration of the 140 unit complex. The work included removing the existing building envelope and cladding, repairing dry rot and structural system, installing new building envelope and rainscreen, new siding, new windows and replacing roofs.

Repaired existing concrete bridge piers to accommodate traffic loads on Tower Road Bridge.  Work included constructing cofferdams around piers to allow for pier replacement.

Below grade waterproofing and civil package including water lines, fast-track mass excavation and structural backfill around the perimeter of the building and full utilities package to include storm water, sewer and steam pipe excavation.

This ground-up dental office was designed by its owner/occupant.  He started the project with a very specific vision for his new office.  We had the pleasure of making Dr. Borromeo's vision a reality and creating a 6 chair office finished like a comfortable home.

Collins Lake 2009 / Government Camp, OR

This project is in a small mountain town at the base of Mt. Hood.  Because of being heavily affected by the seasons, it was imperative this project be started and finished within a very specific time window of 3 months.   This was made even more difficult by the tight narrow confines of the small community.

Replaced residential waterline, water meters and fire hydrants. 5,000 LF of 8" water line; 2,780 LF of 6" water line; 1,295 LF of 1" water line; 790  water meters and 13 fire hydrants.

Stoneplace Apartments Phase I 2008 / Molalla, OR

Stoneplace Apartments is an 80 unit apartment complex comprised of one and two bedroom units between 725 and 1,100 SF. The complex is oriented around parking and common spaces with a community building, pool, and playground. It was developed to fill the need for quality rental housing in Molalla and has been fully occupied since completion.
